Venture Fund
A proposed strategic investment platform

Transforming overlooked resources into enduring value.

Four complementary investment pillars connecting environmental restoration, infrastructure development, industrial innovation, and enterprise creation.

Learn / Our philosophy

Economic value. Enterprise value. Environmental value.

Kevlar Venture Fund is envisioned as a platform for identifying, structuring, and developing opportunities where commercial returns and responsible resource stewardship can reinforce one another. Opportunities shown here are preliminary concepts, not committed investments.

Economic Value

Focus on capital discipline, operating efficiency, and defensible asset economics.

Enterprise Value

Build scalable operating companies, productive real assets, and strategic partnerships.

Environmental Value

Restore challenged properties, improve resource productivity, and commercialize technologies with measurable outcomes.

Terra / Flagship concept

Kerrville closed landfill: from environmental liability to economic asset.

The proposed flagship model explores an agreement addressing a closed landfill in Kerrville, Texas, potential assumption of specifically negotiated environmental obligations, remediation through a prospective German technology partner, independent regulatory verification, and subsequent land development or monetization.

320 acresReported site area; unverified
$0.75 / sq ftProposed remediation assumption
$2 / sq ftIllustrative post-remediation value
$5 / sq ftIllustrative post-entitlement value

The sponsor's initial model uses approximately 15 million square feet; 320 acres mathematically equals approximately 13.94 million square feet. On the 15-million-square-foot assumption, cleanup would be $11.25 million, with indicative gross land values of $30 million after remediation and $75 million after entitlements, before acquisition, legal, engineering, financing, carrying, infrastructure, taxes, and other costs. A six-month remediation schedule is a preliminary technology-provider thesis.

Diligence gates: site ownership and control, environmental characterization, scope and transferability of liabilities, financial assurance, regulatory closure requirements, German technology validation, cleanup schedule, land valuation, infrastructure, zoning, and entitlements. Regulatory sign-off cannot be presumed.

Secondary Terra concept: Hensley Field aviation campus

Proposed Dallas redevelopment bringing together four integrated business lines:

Business 01

Aviation MRO

A Kevlar-controlled maintenance, repair and overhaul operator potentially leveraging Ron Sallman's proposed aircraft hangar design. Ron describes the concept as “the new Amazon of the aviation industry.”

Business 02

Workforce housing

Potential on-campus or nearby residential development supporting an estimated 5,000-worker operation, subject to site feasibility and City approvals.

Business 03

Campus amenities

Community and residential infrastructure, including three-story housing concepts with rooftop recreation and gathering areas.

Business 04

Workforce enterprise

A potential PEO or specialized labor-services subsidiary for recruiting, retaining, and facilitating voluntary mobility of skilled aviation workers across future MRO locations.

Ron estimates that his design could increase revenue-generating flying days by 8–10 per aircraft per month from a claimed 14-day baseline. These are unverified proponent estimates requiring airline and engineering validation. MRO economics, staffing assumptions, labor-services margins, and site entitlements also remain subject to diligence.

Agua / Water resources

Water as essential infrastructure.

A prospective investment discipline for water treatment, purification, environmental remediation, and infrastructure solutions. Technology partners, commercial targets, and investment structures remain under evaluation.

Energia / Energy development

Disciplined development of energy resources.

A prospective Texas oil-and-gas development partnership involving the Dunbars' landowner relationships, technical work, and development opportunities. The concept includes evaluating capital structures that help secure acreage and align landowners, developers, operators, and capital providers. No acreage or funding commitments are represented as secured.

Verde / Industrial innovation

Commercial performance as a catalyst for environmental progress.

Nano Pro MT is an illustrative industrial technology commercialization opportunity, positioned around economic value and potential decarbonization benefits. Proposed distribution relationships, technology claims, market adoption, and investment economics require verification.
